Of course, a real estate market that’s heating up means you might need a little more preparation to get the property you’re dreaming of. Here are six tips you absolutely need if you’re buying a home this spring:
Be ready for competition
Lots of people are out shopping for homes this time of year. This means you might need to move quickly to make an offer or go under contract on a home if you fall in love or are on a tighter timeline. Of course, if you are flexible on what you want in a home and aren’t racing the clock, you may not feel the same sense of urgency
Think about your schedule
A real estate transaction can take 60-90 days. That means that if you went under contract in early April, you probably wouldn’t be moving in until June or July.
If it’s important for you to move during the summer because you have a family, this may play into your timing decisions. And honestly, who wants to try and move in between shuttling kids to and from extracurricular activities?
Know what you want (and adjust your plan accordingly)
What are you flexible on? What’s a non-negotiable? If you absolutely want (or need) a ranch home, for example, you should know they are very popular in our area. Again, that means you might be facing more competition and might need to move quickly. If you’d love a master downstairs but it’s not a deal-breaker, you may be able to take a little more time finding just the right place.

Last spring’s market in Middle Tennessee was CRAZY, with many buyers participating in bidding wars and homes selling far above asking price. While it seems the market is a bit more balanced this year, know that if you really want a home, you may need to be prepared to pay list price and possibly negotiate. A great realtor will make the negotiation process much smoother and help you get the home you want for the best price.
